Sierra Designs & Surveys Ltd aim to provide a consistently high level of service from inception through to the completion of all projects, offering guidance and advice in relation to designs, planning and building regulations and appropriate legislation at each stage as necessary.  Liaison with the appropriate local authority is undertaken to ensure that the process is unproblematic and acknowledges any restrictions stipulated.

Irrespective of the size or nature of the project we can provide the following services as an integral part of the process, ensuring that your requirements are accurately interpreted, within your budget and that the end result is a true reflection of your life style or business.

If required or necessary according to the size and complexity of the project, we can provide detailed specification work, tendering processes and project management.

New Build

Each individual new build, whether it be a residential or commercial project will be unique and specific to the client’s requirements. We will discuss in detail the criteria for each individual room/ space within the boundary together with the externals and grounds.

We will provide a feasibility study, including floor layouts and external elevations and present them to the client for consideration and approval.

Only when the client is happy with the design layout will approaches be made to the local authority planning department for consultations; and a formal planning application submitted.

Refurbishment, Conversions & Reinstatement

After initial consultation with the client we are able to offer as little or as much as required in relation to the necessary works which may include a measured survey, detailed drawings and written specification.

Extensions

Extensions to individual properties are undertaken usually to create additional space critical specific to the client’s needs.

Each project is undertaken on its own merits, and by listening to the client’s requirements we can get an understanding of the construction of the existing structure and how the old and the new can be married together.

Measured Surveys and Architectural Drawing

Measured surveys of buildings are undertaken with the utmost accuracy using laser measuring equipment, and the drawings are generally prepared using computer aided drafting techniques to formulate clear documentation that can be used for specific projects or for personal records and ownership issues.

Surveys can be of Buildings, land or boundaries or any other type of structure.

Record Drawings can show building layouts, including plans, elevations, section through the building, site boundaries in relation to neighbouring properties.

Architectural Drawings include those for outline sketch proposals, or detailed design works and can be used for preparing budget costs for projects or scheme designs together with planning application information.

Detailed drawings can be used for Building Regulation applications and construction purposes.

Construction Details / Building Regulations

Sierra Designs and Surveys Limited provide construction details for each project, ensuring the information/specifications complies with current legislation and in particular the building regulations. The extent of detail work will depend upon the size and nature of the project.

Adequate detailing will be provided to ensure the building contractor has sufficient information to construct the building ensuring compliance with the building act (building regulations) and the client’s requirements.

Specification and Tendering Processes

In order for a medium or large project to be completed within a budget, a specification is crucial as it will detail exactly what works are required, the sequence of the works and the materials to be used, and is best used in conjunction with detailed drawings. However, for the small project some clients choose to proceed without a written specification. The written specification details an accurate breakdown of costs and allows the client to identify specific elements of expenditure and is used for distribution to building contractors for the purpose of tendering.

The Tendering Process includes sending out the tender document (drawings and specification) to a minimum of three contractors who can then submit their responses based on exactly the same materials and dimensions as specified thus ensuring that the client enters into a cost effective agreement.
